Terms of Use

These terms cover your use of Little Birdie ("Little Birdie", "we", "us"), the website at starlistnyc.com and its member dashboard. By using Little Birdie you agree to them. If you don't agree, please don't use the site.

1. What Little Birdie is

Little Birdie is a directory and advertising network. Licensed New York real estate agents list the home-service professionals ("pros") they have personally worked with or seen work, and customers contact those pros directly. Little Birdie agents and pros are paying members who advertise together; each pays their own way. Little Birdie does not perform any home services, is not a party to any agreement between a customer and a pro, and does not employ the pros or agents listed.

2. For customers

• Using Little Birdie is free for customers.
• When you send a request, it goes only to the pro (or agent) you chose. We don't sell it or send it to other businesses.
• You decide whether to hire anyone. Check licenses, insurance, references and written estimates before work starts, as you would with any contractor.
• An agent's recommendation is that agent's personal opinion based on their experience. It is not a guarantee of any pro's work, price or conduct.
• Feedback you leave must be honest and about your own experience. It is private: it goes to Little Birdie and the agent who vouched for the pro, and is never posted publicly.
• Little Birdie doesn't handle payments between you and a pro, so it can't issue refunds. If something goes wrong, tell us from the pro's page: we'll follow up, work it out with the pro, and remove pros who don't meet our Pro Standards.
• Messages you exchange with a pro on Little Birdie are kept so both of you, and Little Birdie if there's a problem, have a written record. Keep them respectful; don't share card or bank numbers in messages.
• Our chat assistant is an AI. Its answers can be wrong; this site and these terms are the final word.

3. For pros and agents (members)

• You must give accurate information, including licenses and insurance, and keep it current. Agents must hold an active New York real estate license.
• Every page is reviewed before it goes live, and edits are reviewed before they publish. We may decline, pause or remove any page.
• Plans are billed monthly, month to month. Billing starts only after your page is approved and live. There is no setup fee. Founding promotions, such as free months for founding agents, apply as stated when you sign up.
• You can cancel any time from your dashboard or by emailing us. Cancellation takes effect at the end of the current billing month. There are no long-term contracts or early-termination fees.
• No plan or add-on buys a higher position in lists, the Birdie pick badge, or customer feedback. Paid features buy advertising reach and tools only.
• Pros join an agent's team only with that agent's approval. Agents may vouch only for pros they have personally worked with or whose work they have seen, and must tell Little Birdie about any family or financial tie to a pro they list.
• Agents may not take money, credit, gifts or anything else of value from a pro, and pros may not offer it. Little Birdie never pays agents for bringing in pros. Breaking this rule can end both memberships.
• Every agent pays their own membership. Agent pages and agent ads show the agent's licensed name, license type, brokerage and brokerage office contact, and the agent's supervising broker approves the page before it goes live.
• Add-ons are optional and billed to the member who chooses them. The team line on pros' ads (the agent's name, or name and photo) is billed per 1,000 times it runs, only on what runs, up to a monthly cap the agent sets. The Toolkit is a flat monthly add-on.
• Emails and texts sent with Little Birdie tools (newsletters, reminders, anniversary notes, open-house follow-ups) go only to people who opted in, carry an unsubscribe link, and follow CAN-SPAM and TCPA rules. Members are responsible for the consent of contacts they add.
• Pros must carry current general liability insurance, and workers' compensation and disability coverage if they have employees, and keep certificates on file with Little Birdie. This is a Little Birdie membership requirement. A pro's page can't go live without a current certificate.
• As a condition of membership, every pro agrees to follow the Pro Standards on every job that comes to them through Little Birdie: a request sent from the site, a referral from a Little Birdie agent, or a customer who found them through Little Birdie ads. Pros who don't follow them can get strikes, lose the Birdie pick badge, and be removed from the network.

4. Real estate settlement services (RESPA)

Little Birdie is a network of real estate agents and home-service pros only. Lenders, mortgage brokers, title agents, settlement attorneys, home inspectors and insurance providers are not Little Birdie members and are not listed. Little Birdie never pays or accepts anything of value for referring settlement-service business, and no member may offer or receive a fee, kickback or thing of value for a referral.

5. Acceptable use

Don't misuse Little Birdie: no false or misleading information, fake requests or feedback, scraping, spam, harassment, or attempts to access accounts or data that aren't yours.

6. Content

You keep ownership of photos and text you upload. You give Little Birdie permission to display and use them to run and promote the Little Birdie network. Only upload content you have the right to share.

7. Disclaimers and limits

Little Birdie is provided "as is". To the fullest extent the law allows, Little Birdie is not responsible for the work, pricing, conduct or availability of any pro or agent, and our total liability to you for any claim is limited to the amount you paid Little Birdie in the 3 months before the claim (or $100 if you paid nothing).

8. Changes and law

We may update these terms and will post the new date above. Members get an email about material changes. These terms are governed by the laws of the State of New York.
